Won't my lender's Mortgage Valuer assess the condition of the property?
A mortgage valuation is only intended for the benefit of the lender and as such will only highlight issues which may make the property an unsuitable security. Some valuations are carried out remotely as a desktop valuation, without a physical inspection of the property. Where a physical inspection is carried out, this will be a much more brief assessment of the property and you probably won’t receive a copy of the report.

The house is quite modern, so do I really need a survey?
While it’s true that a modern property could have fewer defects than an older home, in more recent years, builders have tended to cut costs which has resulted in defects appearing in newer homes more rapidly than they might have done in an older property. Only a thorough survey will give you the peace of mind to know what is, and isn’t, wrong.

Will you inspect the loft?
Yes! All our surveys include an inspection of all accessible roof voids and eaves hatches. An inspection of the loft is one of the most important areas of the survey inspection as it can highlight issues such as a failing roof structure, rot, woodworm and the presence of spray foam insulation.

Do you look at garages and outbuildings?
We will comment on the construction and condition of garages and permanent/substantial outbuildings. Permanent outbuildings include structures such as brick sheds, large timber summerhouses and modern garden rooms. Small storage sheds are classed as removable structures, although, where these are in poor condition we will advise you of the likely need to demolish them.

Will you remove the plaster and lift the floors to check underneath the surface?
We work to the highest standards in the industry which means that every survey is based on a full and thorough inspection. To avoid causing damage, inspections are visual and non-invasive, so the surveyor uses skill, knowledge and experience to understand the construction and pathology of the building, and to form a mental picture of what’s going on beneath the surface. ​

How do I ask questions about the contents of my survey report?
Our post-survey phone call will provide you with an overview of the property, explain our initial findings and highlight any serious issues. Once you have read through your survey report we are always happy to answer any questions by phone or email.
